What we do

Five core services. One accountable crew.

Scope, schedule, and responsibility stay in one place, so you aren't coordinating three different subs to get a site ready.

CAT track loader and Bobcat clearing a wooded lot down to bare ground

Land Clearing

Timber removal, brush and stump clearing, root raking, debris handling, and haul-off to open raw acreage for building.

Aerial view of a dozer, excavator, compactor, and skid steer on a graded pad

Grading

Cut, fill, and finish grading to bring a site to design elevation, with positive drainage away from structures.

Mini excavator digging a drainage trench on a wooded residential lot

Excavation

Bulk earthmoving, footings, basements, ponds, trenching, and hauling with tracked loaders, dozers, and excavators.

Silt fence installed around a commercial site being graded

Erosion Control

Silt fence, check dams, inlet protection, stabilization, and seeding to hold soil and keep your site compliant.

Underground Utilities

Water, sewer, storm drain, conduit, and service lines: trenched, bedded, backfilled, and compacted.

Residential

Home sites & private parcels

Most large excavators won't return a call for a single residential lot. We will. Whether you're prepping for a custom build or fixing a drainage problem on family land, you get a clear bid and a reliable timeline.

  • Residential lots and homesites
  • Driveways, house pads, and drainage fixes
  • Pasture, fence line, and right-of-way clearing
  • Underbrush, vine, and stump removal

Commercial & Industrial

Builders, developers & GCs

We bid from your plans, mobilize on your schedule, and hand off a stabilized, draining site ready for the next trade.

  • Subdivision and commercial pads
  • Mass grading and bulk earthwork
  • Site utilities and storm drainage
  • Erosion and sediment control installation

Service area

Metro Atlanta to Middle Georgia

Our equipment works every day along the corridor between Atlanta and Macon, centered on four hubs: Metro Atlanta, Fayetteville / Newnan, McDonough / Covington, and Macon / Byron.

If your site is within about 40 miles of these cities, you're in our area. For larger commercial and industrial jobs we travel further, so call and ask.

Answers

Frequently asked questions

What does grading involve, in plain terms?

Grading means reshaping the ground to the elevations your build needs. We cut high spots, fill low ones, compact the soil, and slope everything so water drains away from where the house, building, or driveway will sit.

What is erosion control, and do I need it?

Erosion control keeps disturbed soil from washing off your site into streets, storm drains, or neighbors' property. Most permitted projects in Georgia require it. Even when it's not required, it protects your graded work from the next hard rain. We install silt fence, check dams, and inlet protection, and we stabilize and seed the site.

How does bidding work on a larger commercial project?

Send us your plans and specs. We review the earthwork, utility, and erosion-control scope, visit the site if needed, and return a clear, itemized number. We're comfortable working as a sub under your GC or directly for the owner.

Are you licensed and insured?

Yes. Toney Louis LLC is a licensed and insured site development contractor. We can provide a certificate of insurance on request.

What are typical project timelines?

It depends on acreage, terrain, and weather. Many residential lots are cleared and graded in a few days. Larger commercial sites run from a few weeks up. You'll get a realistic schedule with your quote.

What area do you serve?

Metro Atlanta and Middle Georgia, including Atlanta, Fayetteville, Newnan, Peachtree City, Griffin, McDonough, Conyers, Covington, Social Circle, Jackson, Macon, and Byron. That's roughly a 40-mile radius around those hubs, and further for larger jobs.
